HISTORY:
This beautiful El Dorado Hills neighborhood was first developed in 1960 by Alan Lindsey. A master planned community prepared by architect Victory Gruen, designed from its inception as a group of residential "villages". Other land uses included a business park, two 18 hole golf courses, community parks, schools, a community shopping center, and small commercial centers in each village. The master plan emphasized open space between the villages with opportunity for out door recreation. The original villages of El Dorado Hills include Park, Ridgeview, Saint Andrews, Crown, Govenors, Stonegate, Franciscan, Marina, and Lake Hills Estates. In the 1980's and 1990's the major part of Lake Hills Estates north of Green Valley Road, was recognized into Lake Forest Village containing the neighborhoods of Waterford, The Summit, Green Valley Hills, Winter Haven, Marina Woods and Windsor Point. Additional Villages include Fairchild, Sterlingshire, Highland Hills, Highland View and Serrano.
NEW DEVELOPMENTS:
New developments for Waterford include the Lake Forest Park to be built by summer 2010. Plans include a parking lot, two tennis courts, a bocce ball court, play ground, picnic area, permanent restrooms and a nature trail.

Waterford's beautifully landscaped custom homes are set in paths of rolling hills and curved roadways which create a feeling of spaciousness. Each turn gives a new view of the nearby uninhabited hills of El Dorado County. Traffic is limited to neighborhood use as all of the streets and many courts are for residential use only. The custom homes vary from victorian, contemporary, tuscan and mediterranean. When residents were asked what they liked best about Waterford, they unanimously replied "the friendly neighbors" and "the location".

HOA's/Home Owners Association:
The Lake Forest Owners Association (also known as the Master Association) administers common area landscaping and lighting along the Francisco Drive corridor north of Green Valley Road in El Dorado Hills, CA. This includes the upkeep and operation of the Lake Forest Village Waterfall at the Safeway Center at Green Valley Road and Francisco Drive. Monthly dues are $42.00.
FIRE DEPARTMENT:
The El Dorado Hills Fire Department was established under the county water district in 1963. A vote in 1973 allowed the department to handle only fire protection. The first fire station was built in 1963 on Lassen Ln. In 1990 the station was remodeled and expanded. The second station was built in 1982 and staffed with volunteer personnel for nine years. The third station opened in 2001. In 2005 a state of the art, 26,000 square feet facility was built at Warren Dr. and El Dorado Hills Blvd to replace the site at Lassen Ln, and will accomodate the needs of the El Dorado Hills community for the next 50 years.
UTILITIES:
The Pacific Gas and Electric Company supplies the gas and electric needs in El Dorado Hills and is paid monthly.
WATER and SEWAGE:
The El Dorado Irrigation District facilitates the use of water and is paid monthly.
TRASH COLLECTION:
Trash, lawn clippings and recycling is on the 3-can system and is collected weekly. Fees are approximately $45.00 bi-monthly and can be paid on line to Waste Connections.

Folsom Lake State Recreation Area is about two miles west of Waterford. There is something for everyone to enjoy at Folsom Lake. The lake features boating, hiking, biking, camping, horse back riding, fishing and of coarse swimming. Folsom Lake offers 75 miles of shoreline and has beautiful sunsets. It has 60 miles of equestrian trails, 10 miles of paved bicycle trails and 8 miles of advanced mountain bike trails to enjoy.
